What Makes A Good Roofing System?
Making a new roofing system endure its lifespan requires quality materials, preparation, and professional installation. Key Components To A Good Roof
An excellent roof can be fabricated from 25 year sub-standard shingles, and a lifetime shingle or metal roof can leak the first rain after it is installed. Quality materials, preparation, and professional installation make a trouble-free roofing system possible. Not every roof is installed the same.
Removing Existing Roof
It is warranted by most shingle manufacturers to have up to two layers of shingles. We have found over 48 years that this is not the best method. The added weight, no visible roof deck inspection, difficult leak detection, and costly additional layer removal are just too many negatives.
The best option is to always remove existing layers to the wood deck. From here you can examine the wood and determine if it is suitable for a new roofing system.
Eave And Rake Flashing
Eave flashing is a key contributor in keeping water off your fascia board and soffit materials. It is a piece of metal that is installed the horizontal bottom edges. It goes underneath the roofing material (shingles, metal, tile, etc.) and over the gutter or top of the fascia board to divert water from entering in the lowest point of the roof.
Rake flashing has the same purpose. It is installed on the vertical sides of the roof and protects the fascia board from wind driven rain.
Ice And Water Shield
Ice and Water Shield can be the biggest factor that keeps a problematic/ high water traffic areas from leaking. It does not allow ponding water in if it is installed correctly. We install ice and water shield in all high water traffic areas, low slope areas, and around any penetrations through the roof deck.
Other Flashings
Some of the most common areas that are leak prone are pipe flashings, and chimney flashings. These penetrations through the roofing system have to be waterproofed and material has to be meticulously installed these areas.
